Here in Southern California, real estate has always followed its own rhythm. We live in a place where people want to be—where there’s never quite enough housing for everyone who hopes to call it home. Even as new tariffs raise questions about the future cost of building and renovating, that simple truth remains: well-loved, well-located homes will always matter here.
Of course, it’s smart to stay informed. But it’s just as important not to let fear or noise keep you stuck. Life changes. Families grow. Jobs shift. Dreams evolve. And sometimes the bravest thing you can do is simply keep moving forward, on your terms, in your own time.

What I’m noticing in the market
• For Sellers: Across most of the westside, inventory was higher than last year, which increases competition among listings. In areas like Venice, homes are spending a bit more time on market on average, which means that pricing competitively and preparing well, including staging, could make a big difference.
• For Buyers: While there was more inventory to choose
from in almost every neighborhood across the westside, the average Days on Market did not skyrocket—properties seem to have moved relatively quickly. Regardless of the DOM, acting decisively on well-priced listings is still important.
