1. Declutter, Declutter, Declutter

You want your home to look aspirational—like something you’d see on Pinterest. And what’s one thing you never see on Pinterest? Clutter. Before you list your home, be sure to do some major decluttering and deep cleaning of every nook and cranny of your home. Think less is more. Tuck away any items that aren’t visually appealing like trash cans and cleaning supplies. Keep countertops pretty minimal. And don’t just stuff all the clutter into your closets. Buyers really value storage space so they will want to take a peek inside and you don’t want them to see it jam-packed with things. Decluttering and cleaning alone will make your home feel much more open and airy.

The next step is to depersonalize your space. Again, you want buyers to be able to easily envision themselves living in your home and seeing your precious family photos up on the walls or other personal items lying around doesn’t allow them to do that.

3. Brighten Up The Space

Nothing makes a home feel more inviting than lots of light. If your space has windows, open them up to allow the natural light to flow in. Or, you can sprinkle lamps throughout the rooms and update old light fixtures to brighten everything up. Mirrors can also help reflect light as well.

The goal with home staging is to give buyers an idea of what’s possible in the space. Their style might not be exactly the same but seeing the furniture and decor in there will allow them to really picture the different possibilities for spaces. You can show them that a third bedroom can easily function as an office or a nursery. Or, simply show that you can indeed fit a king size bed in a small bedroom.

5. Style Outside Spaces Too

Home staging isn’t just for your home’s interior. The outside areas need some TLC too. If you have a backyard, make sure the lawn is mowed, plant flowers, set up an outdoor dining set, and string some sparkly bistro lights. If you have a beautiful rooftop deck with a view, set up a table and comfy lounge chairs to really up the space’s wow factor.

Incorporating a variety of textures makes a home feel nice and cozy. Add things like rugs, drapes, crisp white bedding, fuzzy throw pillows, wicker baskets and other unique textures to warm up each room.

You can also use home staging as a way to really highlight your home’s unique features. For example, you can hang artwork above your fireplace to draw a buyer’s eye there. Or, let’s say you have big, beautiful windows, use light airy curtains instead of heavy drapes that hide them away.

8 Keep It Neutral

Bold colors and decor items can be a little off putting for buyers if it’s not a match with their style. It’s best to use a neutral color palette when you’re staging your home with maybe a pop of color here and there via accessories like artwork and greenery.
